Falcondale Road, Westbury on Trym, Bristol

This site was acquired with the view of renovating the existing family home and building a new dormer bungalow towards the rear of the plot. This property was acquired without planning consent.

Where it began.

The site was approximately 0.3 acres in a prime residential area in the popular city of Bristol. The site was an odd, triangular shape and had some complex planning considerations. The existing dwelling was in disrepair and without a working kitchen or bathrooms.

Design & Planning.

We acquired the site without planning consents. The scheme was complicated due to it having to adhere to ‘back yard development’ policy. This meant the second dwelling had to be subservient to the primary, and also avoid any perception of overlooking.

Successful Construction.

The existing property was extended and renovated to a very high specification including newly fitted kitchens, bathrooms, underfloor heating and windows. The new-build home was constructed in 8 months, which included lengthy delays due to attenuation tanks and drainage issues.
